Waterproofed - I think.

I stop by the site and saw they've waterproofed the foundation walls.  Looks like they also waterproofed the inside of the garage as well.   Not sure how the spray type Ryan use vs the actual waterproofing membrane panels will hold up.  Hope I don't have to find out when my basement turns into a fish tank.

Some of them use both spray and membrane panels.  Spraying is probably the cheapest and quickest way of doing it but will it hold up in 5, 10 years.  I guess we'll be the guinea pigs for Ryan.

3 layer waterproofing, spray, tar? and membrane.  That's what I call waterproofing!!!

My Ryan Home waterproofing.  good or bad?  Hope we don't find out.

  1. Will you get a sump pump as well? That should help if something goes wrong.

  2. sump pumps are required in our city (Avon, Ohio), so we get that.. RH uses some new waterproofing material here.. Energy Star certified and all that. let's see.. I couldn't find the material about it in the contract, but they use a 30 or 50 year guaranteed water proofing cover that they cover the basement concrete walls with from outside.. Something like that stuff covering the brick in the picture above. I have not actually seen them asphalt paint any basement walls, but I have only seen poured or covered basements so far, nothing in between.. So they might be asphalted underneath.

  3. Asphalt and tar are old school. Don't worry your waterproofing will be just fine.

    1. That is good to know because we have the same type of waterproofing in Maryland.

  4. Wow, triple layer. That should do wonders for the foundation and general exterior of your home. For other places, they should use both membrane and spray, just to be sure. If they’re only using spray, best ask them why they are doing so, since as you’ve said, it only lasts for 5-10 years.
