It's been a while since I read other blogs and it seems like there are quite a few unhappy bloggers dealing with Ryan Homes. A word of advice is that being angry will not get you anywhere (or in life in general). You will only stress yourself and others around you (as I was and my poor ...). We've been there and done that these past few months and have learned much from the experience. Your goal is to buy your future home which you have already spent so much energy, time and money to get to this point and Ryan Homes' goal is to sell you this home and have a happy customer (= good reputation and build a good relationship for possible future business). Don't let minor issues ruin your goal of having your dream home. Simply be nice and they will most likely to see things your way instead of blaming who is at fault. Remember, you still have another year working with the builder after you move in so best to set a nice mutual relationship now.
Quick update on the house. It's been a few weeks since last blog and the house is well on it way.
They've installed bricks and working on trims/molding and cabinets last week when I met up with PM's supervisor. What will they work on this week? I don't know. PM is too busy to send out anymore updates to us and we were told not to do anymore unsupervised visits. :(
I'm not angry... just concerned. :( It's hard to look at the bigger picture and be happy when spending so much money on a house that we're afraid is not going to be what we were promised. We are seeing corners being cut already and we haven't even started framing. Sadly, I have not seen anyone who has been in there house for the 10 month follow-up who is happy with the customer service... so it's hard to even think about what that next year will bring. I generally like to look for the positive, but with climbing interest rates on top of our concerns, it's hard to be positive about a house we will struggle to afford and not be happy with.

DeleteI fully understand how you feel since we are in the same situation currently with the interest rates. If you are concern over the quality, I recommend hiring your own inspector like we did. It definitely helps to get a point of view of another pro. As for the rates, I wish it was still in the low 3s but that's something we all have to deal with unfortunately. Try imagining you and your family in your new home and if that brings on a smile, then it's worth it.

BTW, our home is well over $600k so any mistakes are like a stake through the heart but again, can't worry about every little details or you'll never be happy and full of concerns.
DeleteI agree... just finding it hard to swallow that our $42,000 vehicle can't fit in our $320,000 garage. We would not have built if we had known this. I don't think this is a little detail... this one is big. And is making me not trust every little detail to them now.

DeleteWhat kind of vehicle is it? I think the garage is standard size. We saw the model home and knew what size the garage was. The blueprint should tell you the dimensions. If they didn't build it according to the blueprint then that's another issue. Did you go visit the model home of the model you were buying?
Yes, we actually visited 2 different models of the house we are building. I don't know that there is a "standard" size garage. Looking at it, it seemed big enough and we didn't give it another thought after the SR told us we would be fine when we asked. The length of our truck is not something I just know off the top of my head. It fit in our garage at out last house, so I just assumed it would fit in this one too, again, especially after she TOLD us it would be fine. It's a GMC Sierra Truck. It's extended cab, but short bed. It's a pretty common truck. We can't check our actual blue print because they wouldn't give us a copy...another sore spot... the generic floor plan says 19'7"... it's measuring 19'4". According to the manual truck is 19'2.2". If it was a true 19'7", it would be pretty tight....
DeleteThe last place we lived in, our truck had to touch the wall it was that tight. that is a big bummer if that is all the space you get, and I can understand being annoyed. I think our garage is 21ft and our truck is 19ft something so yeah...we have a couple feet but it's not even though to put anything in front of the truck like a tool bench or anything.

ReplyDeletebeautiful! So far now that the SR is cut out of the process (and isn't even with RH anymore), we have had such a smooth sailing process. As long as we don't have any trouble with our outside lender, we should be good to go.

DeleteIf you are paying $600k+ then it better be perfect! As for unsupervised visits... I would STILL be there everyday. After seeing the beam "fix" and all the water I would be up their @ss! Like you said cloud, this is YOUR dream home that YOU have to live in... not them. Please do not let them intimidate you! We found out with Ryan, the squeaky wheel gets the grease. Oh, and your concerns were NOT minor by any means! You have every right to be angry with them.

Trust me when I say I was very angry over the foundation issue but they have repaired it(as much possible without starting over) as promised(welding, cutting and fulling in the pocket). I've sent many angry letters about it but it really does not help the situation.
We don't want a single issue to ruin the whole process. We have already waited this long and spent so much time, energy, future planning around this home to dismiss it over one issue. We are happy that the house is coming along nicely. We don't want anymore delays so it's best(for my family) to just continue on.
It's so true how such little things can seem like a big deal!

If it’s delays because of paperwork and other red tape, I can’t really blame my contractors. But if it’s something they botched up in building a part of the house, or that they didn’t follow the specifications that were agreed upon without prior explanation, I will definitely give them a piece of my mind. Not scold and shout at them, but I will definitely let them know my displeasure until they rectify the situation.
